Answers to Common Questions About Lot Ownership at Vacation Station RV Resort


Vacation Station RV Resort is not in any way a time share, membership, or Club membership. Lots are sold fee simple with a warranty deed to the individual lot. You are free to sell your lot at any time. Each lot has been surveyed with boundaries marked by metal pins or stakes.

The resort is designated for Recreational Vehicles only. Motorcoaches, travel trailers, fifth-wheels and park homes are subject to approval by the architectural review committee prior to occupying your lot. Only one, self-contained RV is allowed per lot. RVs must be a minimum of 24’ in length and must be 15 years or newer and in “like new” condition. Park homes are welcome in the non-RV exclusive areas and are sold exclusively by the developer. Park homes must be 12’ in width and have a roof style conventional of stick-built homes. No tents, tent trailers, or camper shells are allowed.
 
The Homeowners’ Association Fee is currently $75 per month per lot. Lawn mowing and trimming is included as part of your monthly fee unless you designate your lot as “no mow.”

You pay your own property tax, electric, telephone, and cable.

The average lot size is approximately 40 x 80 feet with many much larger.

Each of our 155 lots is full hook-up (water, sewer, electric, and cable) with 50/30/20-amp service.
   
Ownership at the resort is not restricted to persons 55 and older.

Beginning in 2007, the resort will be gated. All lot owners will be provided with a gate code or a gate opener at a nominal cost.

The facilities are open to owners and their invited guests and renters. Our facilities include the clubhouse (“roundhouse”), pool, laundry & bath/shower rooms, and snack bar/convenience store. Your guests may visit free of charge.

The resort is managed by Leisure Concepts Management Partners.

The resort is not open throughout the year so Michigan residency may not be established. The resort is open April 15th to October 30th.
 
You may let your family or other guests use your lot when you are not here (they must be at least 21). 
 
You may leave your RV on your lot when you are not here and are free to come and go with your RV as you please.

You may store up to two motorized vehicles on your lot, including cars & boats (subject to some rules). We have provided a storage area for our owners’ use at no cost.
 
You may add extra concrete for patio areas, storage buildings, and other improvements on your lot, subject to the architectural review committee guidelines and/or approval. We offer a number of upgrades that can be included as part of the purchase price or purchased at a later date.
 
You may add trees, flowers, and decks to your lot subject to architectural review committee approval.

You may have 2 household pets. Dogs must be kept on a leash and picked up after.
 
Financing is available for qualified individuals.

Our rental program provides the lot owner with a potential rental income. Rental revenue is split 75/25 between lot owner and the rental management company.
